If you live in Yulee, you already know the SR-200 you learned in 2010 is not the SR-200 you drive today. What changed this summer is subtler than another rooftop count. The town quietly stopped having one commercial center and started having two, and the connective tissue between them is a road most residents still cannot picture. That road is Wildworks Avenue. If you have not driven it yet, this fall is the season to correct that.
Here is the thesis worth carrying to your next neighborhood cookout. Almost every opening, groundbreaking and permit that landed in Yulee between May and July of 2026 sits on either the old SR-200 spine between I-95 and Amelia Concourse, or the new Wildworks axis running east into Wildlight. When a business chooses a side, it is telling you which Yulee it thinks it is serving.
The tell was the chicken sandwich
The clearest signal did not come from a ribbon cutting. It came from a plywood front. The Yulee Chick-fil-A restaurant, built in 2004, closed its 464004 SR-200 location on July 8, 2026 to prepare for the grand opening of its new location at 463195 SR-200 in the Villages of Amelia shopping center, about a mile down the street.
That is a mile east. It is also a mile away from the Walmart Supercenter that anchored the old store for 22 years, and a mile closer to the Amelia Station cluster. The newly built 5,201-square-foot restaurant will feature a dual drive-thru, 59 parking spaces and 94 indoor seats, according to a report from The Jacksonville Daily Record.
Read past the specs. When a tenant with that much traffic data picks its next twenty-two years of ground, it is telling you which end of SR-200 is going to carry the volume. The center of the strip is moving east.
Wildworks Avenue, a year ago, meant nothing
Ask a resident in May 2025 where Wildworks Avenue was and most would have shrugged. Ask this fall and the answer sharpens. It is the road you take past the new Wildlight Commerce Park to get to the season's most-anticipated restaurant opening.
Southern Roost, a Georgia-based fast casual restaurant known for its Southern-style breakfast and chicken sandwiches, is expanding to Florida with a new location planned for early summer 2026 at 87 Wildworks Ave, Yulee, FL 32097. Owner James Weathersby told Business Debut that the Yulee restaurant will mark the fourth Southern Roost and the brand's first in Florida. The build is not small. The restaurant will feature a fast casual setup with counter service and double drive-thru lanes, plus a turf-front outdoor area with cornhole and a fire pit designed for families and the local community. The space will seat about 140 guests across indoor and outdoor areas.
A fire pit and cornhole are not accessories on a fast-casual site plan. They are a bet that people will linger on Wildworks Avenue after they eat. That is a bet you make when you think the road is going to hold traffic on its own, not just borrow it from SR-200.
Two blocks up the same street, the industrial half of the corridor is arriving at a much larger scale. Pattillo Industrial Real Estate opened its first speculative building at Wildlight Commerce Park on March 26, 2026, a 67,656-square-foot facility about 1.5 miles east of I-95 off Florida 200. A second building of roughly 149,104 square feet was under construction in the same first phase and was expected to finish in July. A restaurant with a fire pit and a warehouse footprint measured in acres, on the same short street, is how a bedroom market stops being one.

Both corridors are gaining tenants. What is different is the tenant mix, and that difference tells you what each end of town is becoming.
The Lofton Square bet is a mood change
Not every proposal fits the clean corridor split. In mid-June, a plan surfaced for a very specific kind of building near the Walmart anchor. At 95950 Lofton Square Court, it is near AMC Yulee 10, Home Depot, Publix and Target. According to the project application, the development is planned to be 27,137 square feet and provide 85 parking spaces. Renderings show three levels across two buildings with a liquor store, a restaurant with outdoor seating and a cigar bar.
A cigar bar, a liquor store and an outdoor-seating restaurant is not a family drive-thru concept. It is evening-use, adult-oriented, sit-and-stay traffic in a shopping center that has traditionally been about grabbing paper towels on the way home. The 1.78-acre parcel is owned by Fernandina Beach-based BWS Commercial Holding LLC. The county property appraiser website shows the company also owns undeveloped land in Wildlight adjacent to the Rayonier headquarters.
If the Lofton Square building gets constructed as drawn, the west end of SR-200 starts behaving less like an errand strip and more like a place people go after dinner. That is a different corridor than the one most residents drive today.
Behind the storefronts, the residential base is being poured
The retail changes only make sense if you can see the households arriving behind them. Two announcements this year make the pipeline concrete.
The first is a school. According to Wildlight's news feed, Cornerstone Classical Academy broke ground on July 23, 2026 on its planned Wildlight Garden District campus in Yulee. A classical academy planted inside a master plan is not filler. It is a signal that the Garden District expects families, not just retirees or investors, in the next enrollment cycle.
The second is a builder. Toll Brothers, Inc. announced its newest North Florida community, Bellflower at Wildlight, is coming soon to Yulee, Florida. Located in Nassau County within the Garden District of the Wildlight master plan, this highly anticipated community will feature three thoughtfully designed collections of single-family homes. Site work is underway at Pages Dairy Road and Bluebell Way in Yulee, and the community is anticipated to open for sale in fall 2026. Bellflower at Wildlight will offer home shoppers contemporary one- and two-story home designs with open floor plans ranging from 2,400 to over 4,000 square feet. Homes will be priced from the low $500,000s and will include a variety of options to suit individual preferences, including versatile living spaces and 3-car garages.
A third piece belongs in the same paragraph even though it is a bank. JACKSONVILLE, Fla., January 7, 2026 – Community First Credit Union, one of Florida's largest credit unions, has commenced construction on its first Yulee branch, planned at Crosstown Avenue and Florida 200 at 148 Kindred Lane. Credit unions do not open branches in front of headcount. They open them behind it.
A short Saturday loop to see it yourself
If you want to sanity-check the two-center thesis without reading another word about it, the whole story is drivable in under an hour. In order:
- Start at the plywood front of the old Chick-fil-A at 464004 SR-200. Note what is on either side.
- Drive a mile east to the new Chick-fil-A location inside the Villages of Amelia at 463195 SR-200.
- Continue past Lofton Square Court and look at the 1.78-acre parcel at 95950 Lofton Square Court. Picture three levels and 85 parking spaces.
- Turn onto Wildworks Avenue. Pass the Pattillo spec building on your right.
- Stop at 87 Wildworks Ave and see whether Southern Roost's fire pit is lit yet.
- Finish at Pages Dairy Road and Bluebell Way, where Toll Brothers' Bellflower site work is underway.
The distances are small. The distance between the two Yulees the trip reveals is not.
What to watch through the rest of fall
A few things to keep an eye on before the year closes. Whether the Lofton Square proposal moves past the application stage will tell you if evening use is really coming to the west end. Bellflower's sales opening date, currently anticipated for fall 2026, will tell you how quickly the Garden District rooftops behind Wildworks Avenue arrive. And the second Pattillo building, if it delivers on its July target, will start putting daytime workers on the same road as Southern Roost's lunch counter.
None of this changes the Yulee you already live in. It changes the Yulee your kids will describe to their friends five years from now. If you have been driving the same route to Publix for a decade, this is the season to take a different one.
